A flexible two-storey design that combines a generous principal home with an attached, self-contained secondary dwelling while presenting as one carefully resolved residential composition.

Project overview
The drawing-led proposal is arranged as one principal dwelling and one attached secondary dwelling on a single Asquith lot. Separate porches and internal facilities allow each household to arrive, live and retreat independently while the building retains a coherent street presence.
The approximately 280.8 m² principal dwelling provides four bedrooms across two levels, including a ground-floor bedroom with ensuite, open kitchen, dining and living areas, an upstairs family room, balconies and a double garage.
The approximately 89.5 m² secondary dwelling provides its own living and dining zone, kitchen, single garage, two upstairs bedrooms, bathrooms and balconies. The arrangement can suit multigenerational families, an adult child, guests or a separately managed tenancy, subject to approvals and the owner's legal, lending and tax advice.
The current package is a proposed design and CDC documentation set. Final approval pathway, lawful use, fire separation, services, BASIX and other technical requirements must be confirmed for the site before construction or occupation.

Understanding dual-key living
One title, two private living zones.
Dual-key is a design and property-marketing description rather than a single NSW planning definition. It generally describes two self-contained living zones with separate entries held under one title.
For this project, the planning drawings identify one principal dwelling and one attached secondary dwelling. NSW Planning explains that a secondary dwelling sits on the same site as the principal dwelling and the lot cannot be subdivided. The exact approval and classification always depend on the site and proposal.
The format may provide flexibility for extended family, privacy, working from home or rental use. Rental returns, stamp duty, finance, insurance and tax outcomes are not guaranteed and should be checked with the relevant advisers.
