Project overview
The project replaces the existing dwelling with an attached duplex on an approximately 815.5 m² site in North Ryde. The mirrored composition creates two distinct homes while maintaining a calm, unified frontage and efficient use of the 17.375-metre-wide allotment.
Each dwelling provides four bedrooms, a study and ground-floor office, open kitchen, dining and family areas, a separate living room, courtyard, alfresco area, balcony and garage. Voids and skylights bring daylight into the centre of each plan, while privacy screens help manage overlooking between neighbouring properties.
The documentation coordinates the NSW Housing Code controls, BASIX requirements, demolition, stormwater and sediment measures, subdivision planning, architectural plans, elevations, sections and construction details. Each dwelling has approximately 246.3 m² of gross floor area, with the proposed subdivision creating two lots of about 407.7 m² each.
