Commercial, heritage & change-of-use projects

Sydney CBD Building Designer

CBD projects often sit inside existing, strata or heritage buildings and must coordinate the business brief with landlord requirements, access, fire safety, services and the approval pathway. AusJu prepares building design and approval documentation around the real tenancy and building constraints.

For shop, clinic, office, hospitality and existing-building projects in Sydney CBD, Haymarket, The Rocks, Barangaroo and nearby inner-city areas.

01

Confirm the existing approval and proposed use

We review available approvals, the proposed business use, base-building information, strata or landlord requirements and whether DA, CDC, CC, BIC or another pathway applies.

02

Coordinate the fitout with the building

Layout, access, fire egress, amenities, services and heritage fabric are resolved with the operational brief rather than treated as separate late-stage issues.

03

Bring specialist inputs together

Where required, BCA, access, fire, hydraulic, heritage, structural and building-services advice is coordinated with the architectural set.

04

Support approval, construction and occupation

The agreed scope can include Council or certifier responses, construction updates, inspections and documentation needed toward occupation.

FAQ

Common questions

Can AusJu help if I searched for a Sydney CBD architect?+

Yes. AusJu is a building design practice, not a registered architecture practice. NSW Registered Architect Le Yu works with AusJu, and the appropriate practitioner and scope are confirmed for each project.

Does every CBD fitout require a DA?+

No. The pathway depends on the approved use, building, proposed work and applicable standards. Some work may use CDC or another pathway; other projects require DA and CC.

Can you coordinate landlord and base-building requirements?+

Yes, where included in the agreed scope and the required building information is available.
